Tenants' Guide

Cardens Residential manage over 200 properties in Exeter and surrounding areas so your first point of contact for help should be one of our specialist team. You can call, email us or drop into our city centre offices for expert advise.

 

  • Select the property that is right for you and set your budget.
  • Include your budget for utilities including water and council tax.
  • Register with Cardens to get updates on your choice of properties.
  • Cardens will arrange accompanied viewings to properties.
  • Choose a property based on your requirements.
  • Complete an application to register your interest. 
  • There is an application fee and this varies depending on the number of tenants and the monthly rent. 
  • You will need references at this stage. 
  • A tenancy agreement is prepared (usually takes between 7-10 working days). 
  • Read your tenancy agreement carefully so that you understand everyone’s responsibilities.
  • Arrange an appointment to sign the agreement.
  • Pay the first month’s rent and deposit.

By law the deposit must be placed in a recognised Tenancy Deposit Scheme, which protects the deposit paid.

At the end of the tenancy the deposit will be returned minus any agreed deductions for damages. We recommend an inventory and schedule of condition are provided at the start of the tenancy.
