1 General Information

I wish to jointly apply to rent the above property on a joint and several liability Assured Shorthold Tenancy for an initial term of 11 months/48 weeks unless stated otherwise. Please note Cardens are required by law to see and photocopy your original Student ID & Passport

Rent for the property (Per Calendar Month):

Exclusive/inclusive of all utilities (Gas, Electric, Water, Council Tax, Broadband, TV Licence and Telephone) as stated. I am responsible for setting up a standing order to pay the rent due monthly or termly in advance, as required.

I agree to pay the holding deposit of £100 Inc. Vat, being one of

(number sharing) people applying to rent this property.

All application forms must be completed and returned within 5 days otherwise the property will be released and the holding deposit paid will be forfeited. The applicant, agent and landlord agree that the period to enter into an agreement is extended until 31st January 2020 or one month from the date shown on the application form.

If I withdraw my application at any time prior to signing the tenancy agreement, or mine or other joint applicants’ references and/or guarantor deeds are not satisfactory, we will forfeit our holding deposit unless a suitable replacement is found. Our holding deposit will only be refunded if the landlord withdraws the property from the rental market prior to the tenancy agreement being signed - despite satisfactory references being received.

The Tenant’s Deposit is £500 per person. The £100 holding deposit paid will be credited against your tenancy deposit leaving a balance of £400 to pay. Under the Housing Act 2004 all Assured Shorthold Tenancies in England and Wales, where a deposit is taken, must be protected in a Government approved Deposit Protection Scheme.

I understand the tenancy will be managed by Cardens/Landlord. If Cardens are instructed by the Landlord to hold the deposit it will be registered with the Tenancy Deposit Scheme under the terms of their insurance based scheme – www.tds.gb.com. If the deposit is paid to the Landlord it will be held under either the custodial scheme – www.depositprotection.com or the insurance based scheme – www.mydeposits.co.uk. The deposit will be registered within 30 days of receipt and a certificate will be issued to the Tenant(s) by the scheme provider.

Guarantor Details: Please provide the name, address and telephone number of a UK based parent or guardian prepared to act as financial guarantor for your share of the rent and tenancy obligations. They will be required to sign a legally binding Deed of Guarantee. If you are unable to provide a UK based Guarantor you will be required to pay the rent due for the fixed term in advanced.
