I wish to jointly apply to rent the above property on a joint and several liability Assured Shorthold Tenancy for an initial term of 11 months/48 Weeks

Rent for the property: per calendar month, exclusive of all utilities, Council Tax, TV Licence, Telephone* unless otherwise stated. Rent is payable by standing order monthly or termly in advance.

I agree to pay the application fee of £200 inc. Vat, being one of (number of) people applying to rent this property. There is a reduced fee of £100 inc. VAT for all existing Students@Cardens tenants. All application forms must be completed and returned within 5 days otherwise the property will be released and fees paid will be forfeited. The application fee covers the administration costs in processing your application but this does not give you any contractual rights to rent the property. I understand that if I withdraw my application at any time prior to signing the tenancy agreement or if mine or the joint applicants’ references and/or guarantor deeds are not satisfactory, then I will forfeit my application fee. I understand that my application fee will only be refunded if, despite satisfactory references being received from all the joint applicants, the landlord withdraws the property from the rental market prior to the tenancy agreement being signed.

A Damage Deposit of £500 per person is to be paid on request - within 4-8 weeks of the application being accepted. Under the Housing Act 2004 all Assured Shorthold Tenancies in England and Wales, where a deposit is taken, must be protected in a Government approved Deposit Protection Scheme.

I understand the tenancy will be managed by Cardens / Landlord *.

If Cardens are instructed by the Landlord to hold the deposit it will be registered with the Tenancy Deposit Scheme under the terms of their insurance based scheme - If the deposit is paid to the Landlord it will be held under either the custodial scheme - or the insurance based scheme - The deposit will be registered within 30 days of receipt and a certificate will be issued to the Tenant(s) by the scheme provider.

Guarantor Details

Guarantor Details: Please provide the name, address and telephone number of a UK based parent or guardian prepared to act as financial guarantor for your share of the rent and tenancy obligations. They will be required to sign a legally binding Deed of Guarantee. If you are unable to provide a UK based Guarantor you will be required to pay the total rent due, in advanced, for the full tenancy term.

Please confirm your contact details, and others linked to this application, can be stored and used by Students@Cardens. This information will be held securely and will only be used regarding your tenancy. It may on occasions be linked to other services provided by Cardens Estate Agents Ltd.

1. None of the particulars provided by Cardens or the landlord have any contractual effect, whether by incorporation, reference, implication or otherwise. All term and conditions pertaining to the tenancy will be incorporated into the tenancy agreement to be signed by all parties.
